My expertise is project management and leading the execution of the full development process, from entitlements/predevelopment and construction through to asset management. I offer a broad array of services to real estate developers and investors that are detailed on the following pages.

You can benefit from my extensive experience without the need to take on permanent overhead. Depending on client  needs, I offer the flexibility of  performing services on an hourly basis or at a fixed monthly rate for longer term engagements.

Our Engagement Can Include Any, Or All, Phases of Your Project

  • I can be of assistance as soon as you have your site identified, including due diligence, entitlements, feasibility analysis and design.

  • I can be the primary point of contact with your general contractor, assist in developing your construction budget and schedule, and lead or assist in negotiating an appropriate construction contract.

  • I can be involved at every step of the construction process to track and communicate progress versus budget and schedule and to work with the contractor and design team to deliver the highest quality project.

  • I can coordinate between your general contractor and management team to ensure your product is delivered on a predictable schedule at the highest quality, as well as tracking delivery of required closeout documentation.

  • I can work with your management team to optimize operations and financial performance, as well as providing accurate and timely reporting.

Predevelopment

Phase 

  • Lead/Coordinate Site Due Diligence

  • Conduct in Depth Market Research and Obtain 3rd Party Market Studies

  • Develop/Review Project Budget and Pro Forma

  • Review Joint Venture and Loan Documents

Preconstruction Phase

  • Act as Primary Point of Contact with General Contractor

  • Coordinate Pricing Effort with General Contractor/ Lead Value Engineering Effort

  • Review/Negotiate Construction Contract

  • Review Construction Schedule

  • Refine Project Budget

Construction Phase

  • Track Construction Schedule

  • Track Construction Budget

  • Manage/Track Change Orders

  • Review Draws

  • Attend OAC’s/Perform Quality Control

  • Coordinate 3rd Party Consultants (e.g., waterproofing and accessibility)

  • Prepare Monthly Reporting

Turnover & Closeout Phase

Asset Management Phase

  • Hold Weekly Calls with Property Manager During Lease-up
